What Property Management Langley can do for you?

• Free rental evaluations with absolutely no obligations. We’ll let you know what your property should rent for, and what comparable properties in the area are going for. We’ll also let you know if your unit will require any renovations such as painting, updating, etc.
• We can provide you with fully furnished or unfurnished property management services. The choice is ultimately up to you, but of course there are benefits to going either way. Unfurnished units typically rent out faster, but generate lower rents. Fully furnished units can take longer to rent out, but usually generate more revenue on a monthly basis.
• Marketing. Using our proven marketing formula, we’ll get eyeballs looking at your rental property. Our marketing plans are incredibly cost effective.
• All leasing functions. We’ll match the right tenants for your home. We will show your property until we find the right tenants, then do thorough background checks on all approved applicants. Once selected, we will take care of all paperwork including lease signing and move-in inspections.
• Collecting monthly rent and damage/ pet deposits. We take care of all this and forward the funds on to you by the 15th of each month. Damage deposits are held in our trust account.
• We handle collections, court proceedings, and Residential Tenancy Board hearings should this be necessary. Sometimes these situations are unavoidable.
• Monthly statements. You will receive a detailed property statement by the 15th of each month.
• Maintenance calls. We can arrange maintenance through our own contractors, or you can certainly take care of any maintenance issues yourself, or using your own contractors if you like.
• Inspections. We can inspect your property for you on a weekly, monthly, or quarterly basis.
• Budgeting. Although we are NOT accredited home inspectors, we can look at your property and let you know what we feel will be required over the next year, or over the next 5 years. We can help you to prepare a capital budget for all maintenance expenditures.
